Recently we closed a $402,500 loan in Tampa, FL for the acquisition of a Single-Family Fix & Flip property.

The buyer made a 10% down payment and we covered the rest, including the $47,000 rehab budget! This one had an ARV of $575,000.

We closed this one in only a few days. The buyer went with us on this deal because their usual lender was unable to get the deal closed on such a short timeline.

Glad we were able to make it happen for the investor; it was a great deal all around.

We get creative to structure loans, so they work well for all involved– one of the big benefits of lending your own capital.

So, if you come across an “outside the box” deal, think of us.
