Last week, we closed a $336,000 Fix & Flip loan in Sarasota, FL. The investor found a great deal on a fire damaged home. He had a small loan on his primary residence which we were able to pay off then cross-collateralize and use instead of him making a down payment.

We funded 100% of the purchase price, 100% of the rehab, and almost all the closing costs. Our client only brought $600 to close this deal!

Glad we were able to make it happen for the investor; it was a great deal all around.

We got creative to make the deal a win-win for all involved – One of the big benefits of lending your own capital.
